How much is Britain worth?

The first in-depth price analysis of all 27 million residential addresses in the country, conducted by Hometrack, sheds fascinating light on the nation's property wealth.

Hometrack estimates the nation's total domestic property value at £5.5 trillion, with £1.3 trillion of that in London alone. The price tag attached to the capital values it at nearly ten times the next biggest city, Birmingham. Indeed, London is worth more than the next 40 biggest cities and towns combined - and that excludes billions of pounds worth of commercial property.

The figures give fresh perspective to Britain's much-quoted £1.2 trillion personal debt mountain - most of it tied to mortgages. They suggest we have a total of £4 trillion worth of equity (on paper); and that, on a loan-to-value basis (around 20%), "the country may not quite be in the mess it sometimes appears" - assuming we don't suffer a property crash.

The UK housing market's total value is twice the size of the FTSE All-Share stock market. The biggest company by market capitalisation, Royal Dutch Shell (at £141 billion) is worth roughly the same as Birmingham. The second largest, HSBC (just over £100 billion), is valued at around the price of Manchester.
